La Siena offers floor plans from 769 square feet to 1251 square feet.

Their variety of floor plans include:

  • 1 bedroom/1 bathroom
  • 1 bedroom/1 bathroom + Den
  • 2 bedrooms/2 bathrooms
  • 2 bedrooms/2 bathrooms + Den

 

Some residents use the Den as a dining room, office, or art studio. We have seen the second bedroom used as a guest room, dining room, sitting room, office, art room, craft room and as the spouse’s bedroom.

The apartments at La Siena are nicely appointed with lots of natural light from the sliding doors in the Living Rooms leading out to the balcony or patio.

There is space outside of each apartment’s front door to place a plant, statue or small table, or seasonal decoration to welcome your friends and guests with your own decorative flair!

We’ve provided some helpful information below based on the many moves we have made into La Siena to help you plan your move into La Siena. We have found the entire staff including the Maintenance and Housekeeping staff to be extremely helpful and caring. Entry, Laundry & Hallway Kitchen Living Room & Dining Room Bedroom & Closet Bathroom Patio & Storage Front Door

Entry, Laundry & Hallway

The entryway includes a stacked Washer & Dryer in a closet next to the Entryway Closet. There is a little amount of room on either side of the Washer & Dryer that is good for a broom & dustpan. We recommend a small shelf placed in the closet next to the Washer & Dryer for easy access to your laundry supplies.

There is an opening in the wall above the sink in the kitchen with a nice granite shelf on it that clients like to place a dish for keys or something decorative. There is room for small to mediun sized pictures on either side of the pass-through to the kitchen.

There is also room for pictures or artwork on the walls in the hallway area on either side of the bathroom door. Some residents have a small decorative table or cabinet or even a grandfather clock that is not deeper than 6-12 inches that they like to place on one of the hallway walls. The key is for the item to be shallow enough that it will not impede the walkway to the bathroom or bedroom.

If a walker or wheelchair will be used, then it is best not to place anything in the hallway area.

Kitchen

The kitchens at La Siena are full kitchens - stove, full-sized refrigerator, microwave, and dishwasher.

The granite peninsula is counter height and best suited for 1 stool or chair so that you can still easily access the kitchen. Keep in mind that if you do use a stool or chair, it will also affect the amount of space you have in the Dining Area.

The Kitchen features tall upper cabinets. Most of your daily use kitchen items will be on the bottom 3 shelves and the upper shelves are best for those items you use only occasionally. Look closely at how many drawers and what size the drawers are in the kitchen.

The kitchens at La Siena are full kitchens - stove, full-sized refrigerator, microwave, and dishwasher.

The Burga floor plan includes an ample Pantry area.

When selecting kitchen items for your Burga Floor Plan, keep in mind how much cooking you will be doing vs. eating in the Grand Canal Dining Room with your fellow residents and friends. There is no need to overstock your kitchen when you have such a lovely Dining Room to enjoy!

Living Room & Dining Room

Many La Siena residents enjoy having a small dining table in their apartments. For the smaller floor plans like the Burga, a table up to 30" is a reasonable size for the Dining Area. A small china cabinet, curio cabinet, buffet or decorative display shelves can be placed on the wall behind the table. An oversized picture or a picture grouping is also another option for the wall behind the table.

It is best to keep in mind which area is more important to you, the Dining area or the Living Room. If you have larger furniture for your Living Room, you will want to either forego a table in the Dining area or use a very small table there so that you have enough room for your Living Room furniture.

Ideally, the Living Room can accomodate a Love Seat or smaller Sofa, and a chair. The smaller the chairs are, the larger the couch could be. Some reasonable furnishings would be a Love Seat and 2 smaller chairs, 1 or 2 end tables with table lamps, and a TV console. Or, a Couch and 1 smaller chair, 1 or 2 end tables with table lamps, and a TV console. Or, 2 Recliners and a third accent chair with 1 or 2 end tables with lamps, and a TV console.

Coffee tables eat up a lot of floor space and are often fall hazards. If you can live without a coffee table, your apartment will feel more spacious.

The wall with the cable connection for the TV is large enough that if you wanted to have a small desk, or a curio cabinet, or a slimmer bookshelf or display shelves on either side of the TV, you could.

The walls next to the sliding glass doors can accomodate a Grandfather Clock, a slim curio cabinet or corner cabint or other slim furniture.

There are several options for picture placement on the walls in the Living Room and Dining Area. The deciding factor for wall space will be which furniture you choose that allows for wall space to hang pictures.

Bedroom & Closet

A Full or Queen sized bed will give you the most space in the bedroom with 1 or 2 smaller nightstands. If you opt for a King sized bed, the nightstands should be smaller in size and the space at the foot of a King sized be will be reduced so that you may be happier with a smaller chest of drawers rather than a dresser.

A dresser or a chest of drawers will fit with a Full or Queen sized bed. It can be nice to have a small chair, like a dining chair or similar size in the bedroom to use while dressing.

The Closet is a walk-in closet. In most Burga floor plans, the sides of the closet have 1 rod and the back of the closet has 2 rods. We have put a chest of drawers, a cedar chest, or a short-2 drawer filing cabinet in these closets which has helped with storage and space in the bedroom.

Bathroom

The Bathroom in the Burga Floor Plan has cabinets under the sink and spacious countertop. There is also a nice linen closet on the wall opposite of the sink. Shower rods are provided, but you will need a shower curtain.

Patio & Storage

The Patio in the Burga Floorplan has a Storage closet. There is usually a shelf in the closet however, this varies. Sometimes a small shelving unit can be placed in the Storage closet. Double check and measure to make sure you can fit one in. Measure length, width and height.

A small cafe table or side table and 1 or 2 smaller chairs are a good choice for the patio.

Front Door

Outside of the Front Door, there is space for a plant, statue or small table. You can also place seasonal decorations outside of your front door to welcome your friends and guests with your own decorative flair!

Entry Kitchen Living Room & Dining Room Bedroom & Closet Bathroom Patio & Storage

Entry

The entry to the Botoni floor plan has enough space outside of the door to decorate with a plant, statue, or small table. You can welcome your guests with your own decorative flair!

Kitchen

The biggest design difference between the smaller Burga floor plan and the Botoni is in the Kitchen area. The Botoni features an island with the sink and the pantry is located on the end of the island. The kitchen island doubles as a bar area, so counter height stools would be the size to use here. Some residents put their small dining table up against the bar area instead of using bar stools and this way, they give themselves a little more space in the Living area. Do keep in mind your walkways for traffic flow through your apartment from the entry around the island to the bedroom or bathroom.

The laundry is located in the kitchen and has some storage space where you could have your laundry supplies and a vacuum or any other supplies or extra paper goods like paper towels or toilet paper if you wanted.

Kitchen cabinets have ample cabinet space for a one bedroom apartment. The top shelves in the upper cabinets are quite high and you may want to use those for storing items so that you can use the lower shelves for your daily use items like dishes and glasses. Remember that you will be eating in the beautiful dining room at La Siena so you will not need to take as many pots & pans and other kitchen equipment.

There is space for pictures on the wall next to the kitchen island. Actually, there are 3 sides to that wall area and you could have one facing the island, one in the kitchen and one facing the Living Room area. There is also space between the entry door and the kitchen cabinets, expecially if you'd like to have a key holder or small mirror. There is also space on the wall from the entry door to the living room area. The small wall next to the bathroom is also another nice space for a small picture.

Living Room & Dining Room

Depending on how you set up your apartment with a table, you have the option of putting a small table as shown in the floorplan picture. However, when a table is put in the dining area, it narrows the walkways through to the Living Room or the other areas of the apartment. You could put the table up against the wall, however, you will still be using some of the Living Room area. If you do opt for a table & chairs in the Dining area, choose smaller Living Room furniture and keep it at a minimum.

If you simply use the kitchen island for an eating area, you would have enough room to be able to have a small couch or love seat and 2 accent chairs in the living room across from your tv. You could also have some space for a small desk on the wall in the Dining area instead of the table & chairs. Or, you could put bookshelves, a smaller scale sofa table, or a curio display cabinet on that wall.

The cable connection is on the wall opposite the couch, so you will want to have your TV there. You could put a small accent chair on that wall next to the TV facing the couch in case you wanted more seating for guests. We love that La Siena has sliding glass doors to the patio. This gives you more space to work with. It also provides you will small wall areas on both sides of the door.

There's plenty of wall space on the wall opposite the TV, on either side of the sliding glass door to the patio, and quite possibly on the wall where the TV connects to hang some of your favorite pictures. There is also space for a picture or very small table or cabinet on the small wall between the bathroom and bedroom.

Bedroom & Closet

The Botoni Bedroom quite nicely suits a full or queen sized bed, 2 night stands and a dresser and a smaller chair. If you have a king sized bed, you will want to make sure that you have small scale night stands.

The closet door does open into the bedroom. The walk in closet is a nice size and a small chest of drawers or a cedar chest can be placed in the closet if needed. However, try to take only clothes that you currently wear.

There is space for pictures on either side of the window, on the wall above the bed and the wall across from it. There is also space for smaller pictures on the wall between the door and the closet door.

Bathroom

The bathroom has one tall cabinet next to the sink area and the cabinets under the sink and countertop. You will need to bring a shower curtain.

There is some wall space in the bathroom for some pictures either above the toilet, above the towel bar across from the toilet or next to the tall cabinet next to the sink.

Patio & Storage

The patio or balcony includes a small storage closet. The door opens out onto the patio, so you will want to keep that in mind when choosing your patio furniture. A small cafe table set or 2 small chairs with a side table is a good option.

La Siena – The Pienza

Front Door & Entry Hall

There is space outside of the Front Door where you can add your own personal decorative flair to welcome your guests and family. There is enough space for a plant or a statue or small stand or other seasonal decoration. Many residents enjoy decorating their apartment door and entry area.

Kitchen

The Pienza floor plan features a full kitchen including an island with bar seating. The bar seating is counter height. The pantry is located at one end of the island and the other end of the island is a dividing wall to the entryway of the apartment.

The upper cabinets in the kitchen have top shelves that are high and best used for storing things you do not need to access everyday. The lower shelves can be used to easily reach your dishes and glasses. There are ample cabinets for your 1 bedroom apartment kitchen for the amount of cooking you will be doing since you will be enjoying the wonderful dining room at La Siena.

The laundry is located in the kitchen and has some small space on either side of the stacking washer & dryer where you can store a broom & dust pan. You might want to get a slim rolling cart that tucks next to the washer & dryer and the wall to store your laundry supplies.

Den

We understand that the architect wanted to give you as much space as possible in the Pienza apartment and in adding the Den, you have a nice area for a small Dining Room table, or a small office area, or arts & craft room. There are lots of possiblities for the use of this room! Just keep in mind the angles and measure carefully so that you know you have enough space for the items you wish to place in the Den.

The wall in the entry is a pony wall, so the entire room is open to the rest of the apartment. There are 2 large walls in the room that you could hang pictures and a few other smaller spots for smaller decorations.

Living Room

The Living Room in the Pienza has some angles to keep in mind when selecting furniture. The TV wall is smaller, so measure carefully and consider the placement of your couch or chairs to determine the best size TV and/or TV credenza so that you will be able to easily and clearly see your TV without having to turn your head.

Usually, we encourage new residents not to take a coffee table because they take up so much of your floor space. However, due to the layout of the Pienza floor plan, a carefully placed coffee table will not impede your maneuverability and space. Having said that, still choose furniture on a smaller scale so that you maintain that maneuverability. Because of the angles, you will still want to keep the furniture selection to a sofa or loveseat and 1 or 2 accent chairs along with 1 or 2 small end tables with lamps. Even with the sliding glass door to the patio, you still need to pay attention to furniture placement and depending on the size of the couch, the door may impede being able to put a chair on that end of the couch.

The wall behind the couch is large enough to accomodate pictures and wall decor. Depending on how you position your TV, you may have room on one of the angled walls where the cable connection is to either have pictures or decorative shelves to hold treasured decor items.

The Pienza floor plan has a very open feeling making the 915 s.f. feel much larger.

Bedroom & Closet

In keeping with the unique angles in the Pienza floor plan, the bedroom has some additional space where a tall chest of drawers or an accent chair with a small pedestal table could be placed. One of the walls usually has a window, so keep that in mind when selecting furniture.

A Full or Queen bed is a good option with small night stands. Take note of the measurement of the wall where you can place a dresser so that you take one that is not too wide for the wall.

The closet is a walk in closet. The closet door opens into the bedroom. Some residents put a cedar chest or small chest of drawers or a short filing cabinet in their closet. Make sure you only take the clothes and shoes that you are currently wearing so that you have enough space to house them in your closet.

There is room for pictures on the walls on either side of the window, above the bed, and on the walls in the entry to the bedroom.

Bathroom

The bathroom has one tall cabinet next to the sink. There are also cabinets under the sink. You will need a shower curtain for the bathroom.

There is space to hang pictures above the toilet and across from it above the towel bar and wall.

Patio

The patio in the Pienza floor plan keeps with the angular theme. A small cafe table & chairs would fit on the patio. Or, 2 chairs with a side table. There is not any additional storage on the Pienza patio.

La Siena – The Volterra

Front Door & Entry

Outside of the door of the Volterra apartment, there is a small space to put a favorite statue, small pedestal table, plant, or seasonal decorations to greet your guests.

Den

When you walk into the Volterra apartment, you walk into the Den. Residents have used this area as a Dining Room, a Sitting area, an Office, a Piano or Music Room, or an Art Room. If used as a Dining Room, it is best to choose a dining table that seats 4 and is not oversized. If used as an additional Sitting area, a loveseat and a couple of chairs is more than enough to fit the space.

Kitchen with Laundry

The kitchen has a small, counter height peninsula that can fit 1 dining stool or chair. The upper cabinets are quite tall, so the top shelves might be better used for storing smaller items or small boxes of pictures. The Volterra kitchen has limited drawer space that is narrow and silverware will need to be stored in a holder or on a shelf in the pantry area. Cooking utensils are best kept in a utensil holder on the counter. The pantry is part of the cabinets beside the refrigerator. There may be space between the Washer/Dryer door and the Pantry cabinet that you could have a small, shallow rolling cart or cabinet to keep your detergent and other laundry supplies, but it would need to be very small. A small kitchen trash can could also be placed there. On that same wall, there is space for a picture to be hung. There is also space on the wall by the side of the washer & dryer where a picture could be hung.

Living Room

To allow for enough room to maneuver easily, Living rooms can accomodate a small Couch, preferably a Love seat and either 1 Chair. If a Couch is used, 1 Chair is ideal. If a Love seat is used, 2 Small Chairs would work. The Volterra has less wall space in the Living Room, so the arrangement of the furniture needs to be carefully planned. The TV can be placed in the corner next to the sliding doors with the Love seat or Couch on the Master Bedrooom wall. A coffee table takes up a lot of space and are often fall hazards. If you can live without a coffee table, your apartment will feel more spacious. Any end tables should be smaller scale.

Master Bedroom & Closet

A Full or Queen sized bed with 1 large or 2 smaller night stands and 1 dresser fit nicely in the Master Bedroom and will allow room to maneuver around. The door from the Living Room to the Master is hung to open into the Master Bedroom, so it impedes easy access to the Master Bathroom. Many residents ask that the door be removed and then they can easily walk into the Master Bedroom and Bathroom.

The Master Closet is a walk-in and has a wide wall with rod space, as well as 2 shorter walls with rod space. A shelf is above the clothes rods.

Master Bathroom

The Master Bathroom has a small Linen Cabinet and Cabinet space under the single sink. Double check whether or not you will need a shower curtain for the shower.

Second Bedroom & Closet

The Second Bedroom will fit a Full or Queen sized bed, 1 Large or 2 Small Nightstands and a Dresser or Chest of Drawers. The Walk-in Closet has 3 walls of rod space and shelves above the rods. Some models only have 1 rod, some have 2 rods (1 above the other) on 1 or 2 of the walls. The closet is large enough to have a small chest of drawers or a 2 drawer filing cabinet under 1 of the rods.

Second Bathroom

There is 1 sink with cabinet space under it in the Second Bathroom. You will need a Shower Curtain for the bathroom. There is space on the wall opposite of the sink for a small, shallow cabinet if the resident does not need to maneuver with a wheelchair. There is also a medicine cabinet on the angled wall next to the sink.

Patio & Storage Closet

A small Patio is located outside of the sliding doors from the Living Room. The storage closet is located outside on one side of the patio and the door to it opens onto the patio. A small cafe or side table and 1 or 2 small chairs are a good choice for the patio.

Hallway

The small hallway between the Second Bedroom and Bathroom can sometimes accomodate a very small, shallow cabinet or a grandfather clock. If a wheelchair or walker will be used, avoid putting anything in this area.
